Planning approval has come through from the Town of Victoria Park, now in for building appro.
My pre-start selection now done, consultant came to my house on Saturday afternoon, after redisigning the bathroom and choosing the final selections all is done and locked in, I can no longer change my mind like I have done about 3 times with the exterior colours.
The brick paving is coming up slowly. oh the cleaning is the biggest pain, but at least they will be ready to be laid straight back down after the mess is cleared.
The design/building project for 40 Hubert St, East Victoria Park. This is my project of the year. Builder is Benchmark Designer Homes, Wangara. There have been a few design issues such as the sewer main running the length of my property. But we have overcom that hurdle.

Builders have let me down already
Not Happy Jan!!!
Went for my second pre-start meeting yesterday and after driving all the way to bloody Wangara with my packed lunch and waterbag, the Consultant forgot and was not there!!
OMG they will pay for this, they already to starting to try feed me lies, oh dear it has started already.
But they have met their match here that is for damn sure.

The Plan (not)
The silly scanner not wanting to work, so the plan is still not on here. I am going to take it to work and scan it on Tuesday and put it up.
Well have spent several hours this week and this morning lifting paving bricks, cleaning then and stacking them out of the way, about 15sq.m done with millions still to go. Gotta get that Stevie onto it.
The yard is starting to look bare, sandy and desolate, oh well all in the name of progress. Must get worse before it is better.

The Start of the Clearing
Half the garden has been cut down, it's so bare, we couldn't finish as chainsaw broke down, so off to the shop to get fixed tommorow and hopefully finish after work Monday.

Red tape dilemnas
After 3 months the bank finally decides to tell me that the subdivision approval needs to be done before the valuation and hence handing over of the money to fund this project. And damn it this takes 6 months for approval. Why of why can't they spell it out at the start??? Hence no photos to show of any progress as yet.

The back yard before
With 3 months to totally clear my back yard of garden, reticulation, brick paving and have it ready for the builers to move in, I wanted to remember how it looked before.
I have a big bad feeling that the two patches of dirt on the r/h side of the photo contain the old septic tanks, must have a little dig and fnd out.

The concept plan
This is my first post and it has taken me a little while to fiure it out. What with putting up the wrong pictures, and work, let's hope this is right.
It's only taken about 2 months to get to this stage of the design, trying to sqeeze everything into the tiny space we have to work with. But I think it's going to work well.
Oh well I can't add a PDF file, will have to take it to work and convert to a JPEG, so it is coming. This is the front/laneway elevation, but there will be a fence and a courtyard on the r/h side of the garage.
